Proposed Single House at Lot 249 (6) Fairford Way, Quinns Rocks - DA2019/44

Public comment is invited on the above application which seeks approval for a single house at the lot. The application proposes the following variations to the 'deemed-to-comply' standards of the State Planning Policy 3.1 - Residential Design Codes (R-Codes):

Residential Design Codes Clause 5.1.3 Lot Boundary Setbacks – Tables 2a/2b

Upper floor (Kitchen window) setback a minimum of 2.4 metres in lieu of the deemed-to-comply 3.3 metres.

Residential Design Codes Clause 5.1.6 Building Heights – Table 3

Maximum 7.3 metre wall height in lieu of the deemed-to-comply 7 metres for concealed roofs. The application also proposes a feature wall protruding from the centre of the eastern building facade, which reaches a maximum 8 metres in height.

Residential Design Codes Clause 5.4.1 Visual Privacy

As per the R-Codes, the required visual privacy setback for kitchens is 6 metres. The upper floor kitchen window on Elevation Plan 2 is setback a minimum of 2.4 metres from the southern boundary in lieu of the deemed-to-comply 6 metres.
