Residential Recoding : Quinns, Yanchep and Two Rocks (A&B)

  • Parts of Quinns Rocks, Yanchep and Two Rocks have been identified for infill developments to provide an improved quality and range of housing types
  • The City's Local Planning Policy 3.1: Local Housing Strategy Implementation identifies the Quinns Rocks, Yanchep and Two Rocks (A & B) Housing Precincts as priority 3, 4, 5 and 6 for implementation respectively, behind Wanneroo, Girrawheen and Koondoola

  • Before any formal proposal to re-code these areas to a higher residential density can be initiated, the City needs to investigate the feasibility of such a proposal and any key issues that need to be addressed in order for higher density development to occur in a way that does not detrimentally affect the character of the area

What is the status of the project:

Yanchep and Two Rocks

  • Current Status = ON HOLD
  • Planned Completion Date = TBA

The planned increase in the residential coding of the older parts of Yanchep and Two Rocks cannot proceed at this time due to there being no deep sewerage available. Deep sewerage is essential to allowing infill development to occur. The City will continue to work with the Water Corporation and state government agencies to have deep sewerage provided. However, there is currently no timeline for deep sewerage to be constructed in these suburbs.

Quinns Rocks

  • Current Status = ON HOLD
  • Planned Completion Date = Approximately 2020 (Subject to change)

A significant portion of the area of Quinns Rocks previously identified for infill development is located adjacent or in close proximity to the coastline. To ensure the City makes a fully informed decision, engineering design of coastal protection works and subsequent coastal hazard modelling are required before the residential density increase be progressed. No change to the residential densities in Quinns Rocks will occur before the City has sufficient information on the impact of coastal erosion and/or inundation on Quinns Rocks.
