Single House and Associated Retaining Walls at 4 Gratwick Way, Koondoola

The abovementioned development application is currently being advertised
for public comment until 19 April 2023.
The
application proposes a single house and associated retaining walls at 4
Gratwick Way, Koondoola.
Details of
the application are as follows:
- A four level Single House with an overall maximum height of 9.6 metres as viewed from the street;
- A number of retaining walls including an 18.7 metre long retaining wall on the easternmost rear boundary which gradually increases in height from 0.4 metres on the northern side of the property to a maximum height of 1.76 metres. The retaining wall is intended to retain the finished level of the yard to the north of the dwelling;
- A roof top terrace on the third level to the south of the property which incorporates a privacy screen which is a maximum of 1.8 metres in height above the finished floor level.
- A roof top terrace on the fourth level to the north of the property which incorporates 1.2 metre high privacy screens to the eastern side of the floor which are setback 6.5 metres from the eastern side boundary; and
- The dwelling is setback a minimum of 1.5m from the eastern rear boundary and 3 metres from the southern side boundary.
Due to the design, you are invited to provide comment on the proposal with regard to the following Design Principles:
- Building bulk;
- Sunlight and ventilation;
- Overlooking;
- Amenity; and
- Respect for the natural ground levels of the site.
