LAND DISPOSITION - Proposal to Lease portion of Lot 510 and Lot 523, 10 Brazier Road, Yanchep (known as Orion Cafe)
Notice is hereby given in accordance with Section 3.58(3) of the Local Government Act 1995 that the City of Wanneroo proposes to dispose of the property as follows:
- Lessee: ORION CAFÉ PTY LTD (ACN 601 611 741) AS TRUSTEE FOR THE ALALID FAMILY TRUST
- Property: 760m2 (approximate) portion of Lot 510 and Lot 523, 10 Brazier Road, Yanchep (leased area of approximately 270m2 and licensed area of 490m2)
- Term: 5 years commencing on execution of the lease
- Options: 2 x 5 years
- Rent: $68,000 (plus GST) per annum net rental, subject to incentives
- Turnover Rent: 1.5% of revenue over $590,000 (excluding GST)
- Licence: $5,000 (plus GST) per annum
- Market Valuation:$68,000 (plus GST) per annum plus outgoings
