Proposed Single House Additions (3 x Patios) at 54 St Fillans Bend, Wanneroo (DA2022/725)
The
application proposes three patios at the abovementioned property.
Patio 1 is
a flat roof patio and is located parallel along the eastern boundary behind the
existing garage. The patio is 12.21 metres in length and incorporates four
posts on the eastern lot boundary of 2.55 metres in height. The roof of the patio
is 2.8 metres in height and the roof is then setback 0.5 metres from the
eastern lot boundary.
Patio 2 is also a flat roof patio and adjoins Patio 1 for a length of 2.3 metres. The two patios result in a cumulative length of 14.21 metres being setback 0.5 metres from the eastern lot boundary. Patio 2 also incorporates a single additional 2.55 metre high post on the eastern lot boundary and the roof is an overall height of 2.8 metres. This patio is setback 5.9 metres from the rear northern lot boundary.
Patio 3 is located in the north western corner of the subject property. The proposed gable patio incorporates a length of 7.4 metres setback 0.5 metres from the western lot boundary and three 2.9 metre posts are also proposed with a nil setback to the western boundary. The gable patio incorporates a length of 6.4 metres setback 0.5 metres from the northern boundary and a single 2.9 metre high post on the northern lot boundary. The gable patio is a maximum height of 4.2 metres at the top of the gable which is orientated towards the northern lot boundary.
