LAND DISPOSITION - Proposal to Lease Portions of Carramar Golf Course and Marangaroo Golf Course

Notice is hereby given in accordance with Section 3.58(3) of the Local Government Act 1995 that the City of Wanneroo proposes to dispose of the properties as follows:

Lessee:

Belgravia Health and Leisure Group Pty Ltd (ACN 005 087 463) as trustee for The Belgravia Leisure Unit Trust (trading as Belgravia Leisure).

Properties (ground lease):                                                                              

Carramar Golf Course

  • Lot 11 on Diagram 57099, 30 Tranquil Drive, Carramar (51.32ha approximate), owned in freehold by the City; and
  • Reserve 44338 (Lot 12553 on Deposited Plan 92360, 2 Tranquil Drive and Lot 14009 on Plan 23284, 61 Golf links Drive, Carramar, 15.4094ha approximate in total), Crown land managed by the City for ‘Recreation, Golf Course and Community purposes’ with power to lease for any term not exceeding 35 years, subject to the consent of the Minister for Lands.

Marangaroo Golf Course

  • Reserve 53946 (Lot 500 on Deposited Plan 418473, 8 Aylesford Drive, Marangaroo, 57.65ha approximate), Crown land managed by the City for ‘Recreation, Golf and Community purposes’ with power to lease for any term not exceeding 35 years, subject to the consent of the Minister for Lands.

Term (for each lease)

Ten (10) years, commencing 1 November 2022.

Consideration (for each lease)                 

  • Base rent: $100,000 (plus GST) per annum for years six (6) to ten (10), subject to review during the Term.  No fixed rent for years one (1) to five (5).
  • Additional percentage rent for each year of the Term: 
         - 50% Driving Range Fees for the relevant year of the Term;
         - 50% Profit Share (based on the net profit or net loss of the Golf Course for the relevant year of the Term); 
         - 50% Mini Golf Fees (Marangaroo Golf Course only) for the relevant year of the Term; and
         - 20% Green Fees for the relevant year of the Term.
  • The additional rent is performance based and will be subject to change.
  • Annual outgoings separately payable by the Lessee.

Market Valuation (for each lease)

$100,000 (plus GST) per annum plus outgoings.
