LAND DISPOSITION - Proposal to Lease portion of proposed Lot 8016 on Deposited Plan 413446 (currently portion Lot 9508 (100) Aurora Esplanade, Jindalee)

Notice is hereby given in accordance with Section 3.58(3) of the Local Government Act 1995 that the City of Wanneroo (City) proposes to dispose of the property (when ceded to the City) by way of ground lease as follows:

Lessee: Ocean Springs Pty Ltd ACN 094 357 730 as bare trustee for the Butler Joint Venture

Property: 637m2 (approximate) portion of proposed Lot 8016 on Deposited Plan 413446 (currently portion Lot 9508 (100) Aurora Esplanade, Jindalee) incorporating a double storey building but excluding a storage and public ablutions area

Term: Twenty (20) years commencing on a portion of Lot 9508 (100) Aurora Esplanade, Jindalee being ceded to the City and the issue of a separate Certificate of Title for proposed Lot 8016 on Deposited Plan 413446 to the City

Rental:  $30,000 (plus GST) per annum plus outgoings (inclusive of a $10,000 per annum component to be placed in an Asset Replacement Reserve) on commencement of the lease. Annual CPI increases to apply therein. Rent to increase by 10% on each five (5) year anniversary of the commencement date from the rent payable immediately prior to the rent review date

Market  Valuation: $20,000 (plus GST) per annum.
