Proposed Single Dwelling - 16 Southampton Lane, Mindarie -  DA2019/1372

The above-mentioned development application is currently advertised for public comment until 6 February 2020. 

The application proposes a three storey dwelling with an additional under croft and terrace viewing deck.

The proposal will be assessed against the Design Principles of State Planning Policy 7.3. Proposed variations to these Design Principles are as follows:

Visual Privacy 

Habitable Rooms

  • A bedroom window on the ground floor, facing the rear of the property, which overlooks 1.0m into the neighbouring northwest and northeast properties;
  • A bedroom window on the first floor, facing the rear of the property, which overlooks 0.9m into the neighbouring northeast property; and
  • A living room window on the second floor, facing the rear of the property, which overlooks 0.5m into the neighbouring northwest and northeast properties.

Balconies 

  • A balcony on the ground floor, facing the rear of the property, which overlooks 3.7m into the neighbouring northwest and northeast properties; 
  • A balcony on the first floor, facing the rear of the property, which overlooks 3.7m into the neighbouring northwest property; 
  • A balcony on the second floor, facing the rear of the property, which overlooks 3.7m into the neighbouring northwest and northeast properties; and
  • An open terrace floor (top floor) which overlooks 3.4m into the neighbouring northwest and northeast properties. 8.7m of privacy screening has been proposed along the front northwest section only.
