Proposed Amendment No. 5 to the Lot 1 & 102 Yanchep Beach Road, Yanchep (Jindowie West) Approved Structure Plan No. 40

Public comment is invited on the abovementioned amendment. As a result of the Metronet Yanchep Train Station location being finalised and no longer being located adjacent to the Structure Plan area, the following modifications are proposed:

  • Rezoning the existing Mixed Use (R80) lots along Avon Road to ‘Residential’ (R40); 
  • Rezoning the existing Mixed Use (R60) lots north of Nullarbor Avenue and Watarrka Lane to Residential (R60);
  • Rezoning Lot 9038 (30K) Avon Road, Yanchep from Mixed Use (R80, R100 and R160) to Residential (R40 and R60);
  • Re-classifying Morwell Street as a Neighbourhood Connector and removing the previously identified Neighbourhood Connector within Lot 9038 (30K) Avon Road, Yanchep;
  • Replacing Table 1A and Table 1B from Part 1, which set out R-Code variations within the ASP area,  and implementing the Residential Medium Density Codes (R-MD Codes) to all residential lots; and
  • Reformatting of Part 1 to ensure consistency with the Planning and Development (Local Planning Schemes) Regulations 2015.
