Yanchep - Proposed Single House & Retaining Wall at 29 Compass Circle (DA2020/1219)

Proposed Single House and Retaining Wall at 29 Compass Circle, Yanchep (DA2020/1219)

The above-mentioned development application is currently being advertised for public comment until 12 November 2020.

The application is seeking the following variations to the deemed-to-comply provisions of the Residential Design Codes:

  • Clause 5.1.6 Building height

The dwelling proposes a wall height of 6.4m and a top of pitch height of 10m. The R-Codes permit a wall height of 6m and a pitch height of 9m.

  • Clause 5.3.7 Site Works

The dwelling proposes a retaining wall on the common boundary, a portion of the wall is 0.65m in height. The R-Codes specify retaining walls on the boundary to a height of 0.5m

The application is also seeking a variation to the City’s Local Planning Policy 2.4 – Site works and retaining for residential development (LPP 2.4). Under LPP 2.4 a requirement for a building pad level is to be established. Under the policy the appropriate building pad level is 10.46, the applicant is proposing a building pad level of 10.50.
