Annual Review of Cell Costs - East Wanneroo Cells 1 - 9 Developer Contribution Arrangements - Notification of Proposed Cell Land Value
At its meeting on 14th of December
2020, the City of Wanneroo Council resolved to advertise the revised land
values and the revised Infrastructure Cost Per Lot (ICPL) for the East Wanneroo
Cells 1-9 developer contribution arrangements.
In accordance with Clauses 9.11.5 and 9.14.3 of District Planning Scheme No. 2 (DPS No. 2), landowners affected by the review are provided with an opportunity to make a submission on the revised Cell Costs for Council to Consider. In this regard, affected landowners would involve those landowners that have previously made a contribution; or remaining landowners that have a potential for future subdivision of development of group housing on their land.
The review of the Cells
involves reviewing the land valuations used to acquire land as required in
accordance with the East Wanneroo Agreed Structure Plans, the estimation of the
remaining Cell Works costs and determining an appropriate (revised) ICPL rate
for the remaining undeveloped landholdings.
As a result of the review, the following land valuations and ICPL rates are recommended for each Cell in accordance with Clause 9.11.5 of District Planning Scheme No. 2.
