Proposed Single House Addition (2 x Patios) at 35 Sherwin Rise, Landsdale (DA2022/1144)

The application proposes 2 x Patios at 35 Sherwin Rise, Landsdale.  Details regarding the length (l), wall height (h), width (w) and setback from the boundary for each patio are listed below: 

Northern Patio:

• 18.7 metres (l);
• 2.2 metres (h); and
• Setback nil from the northern boundary.

Western Patio:

• 7.2 metres (l);
• 3 metres (w);
• 2.2 metres (h); and
• Setback 0,.5m from the western boundary.  

The proposal will be assessed against the Design Principles of State Planning Policy 7.3 – Volume 1 Residential Design Codes (R-Codes). Due to the reduced setback, you are invited to provide comment on the proposal with regard to the following Design Principles:

• Building bulk;
• Sunlight and ventilation;
• Overlooking;
• Effective use of space; and
• Amenity.
