Proposed Single House Additions (Patio and Privacy Screen) at 5 Farnsworth Approach, Tapping (DA2022/925)
The
application proposes a patio in the north western corner of the subject
property.The patio roof and posts are located parallel to the western lot
boundary for a length of 3.5 metres in length and is setback 0.5 metres from
this boundary. The patio roof is also located parallel to the northern lot
boundary for a length of 4.5 metres and is setback 0.5 metres. The patio
incorporates two 2.4 metre high posts with a nil setback to the northern lot boundary.
The northern and western sides of the patio each incorporate an aluminium slat
privacy screen comprising of 0.065 metre horizontal slats with 0.02 metre
spacing between slats. This privacy screen is setback 0.5 metres from each lot
boundary in line with the patio roof. The patio and associated privacy screen
will all be ‘Surfmist’ in colour.
The
proposal will be assessed against the Design Principles of State Planning
Policy 7.3 – Volume 1 Residential Design Codes (R-Codes). Due to the design,
you are invited to provide comment on the proposal with regard to the following
Design Principles:
Building bulk;
Sunlight
and ventilation;
Overlooking;
Effective
use of space; and
Amenity.
