Proposed Single House Extension at 12 Ocean Drive, Quinns Rocks (DA2022/1036)
The
extension incorporates a number of modifications to the existing dwelling on
the property including but not limited to:
- Extension of the dwelling closer to the front lot boundary;
- Incorporation of a privacy screen to the existing rear balcony;
- New pergola on the northern lot boundary;
- Demolition of portion of southern elevation to increase setback to the southern lot boundary; and
- Four terraced retaining walls are provided at the front lot boundary with incremental increases in finished ground levels. The retaining walls will be setback 1m from one another. The final terrace is to be finished at a comparable level to the ground floor of the existing dwelling.
Due to the
design, you are invited to provide comment on the proposal with regard to the
following Design Principles:
- Building bulk;
- Sunlight and ventilation;
- Overlooking;
- Effective use of space;
- Amenity; and
- Respect for the natural ground levels of the site.
