Proposed Single House at 35 Graham Road, Quinns Rocks (DA2023/404)

 

The abovementioned development application is currently being advertised for public comment until 1 November 2023.


The application proposes a two-storey dwelling at 35 Graham Road, Quinns Rocks resulting in the following variations: 

 

·         A 1.5m setback for the upper floor in lieu of 1.8m;

·         A 1m setback to the upper floor balcony in lieu of 1.2m; and

·         6.3m2 of overlooking to the rear of the neighbouring property from the proposed upper floor balcony.


Due to the setback and overlooking, you are invited to provide comment on the proposal with regard to the following Design Principles:

Building bulk;

Sunlight and ventilation;

Overlooking;

Effective use of space;

Amenity;

Views of significance;

Appropriateness of the locality; and

Respect for the natural ground levels of the site.
