Proposed Grouped Dwellings (2 Units) and Grouped Dwelling Additions (Retaining Walls) at 57 Harford Way, Girrawheen (DA2023/1226)

 

The abovementioned development application is currently being advertised for public comment until 22 January 2024.


The application proposes Grouped Dwellings (2 units) and associated retaining walls with no setbacks on the western and eastern property boundaries at 57 Harford Way, Girrawheen. 


Details of the proposed Grouped Dwellings (2 Units) are as follows:

  • The Grouped Dwelling proposed on Lot 1 incorporates a living and dining room which contain windows facing west toward the property boundary. An alfresco is also incorporated into the design which faces west toward the property boundary; and
  • The Grouped Dwelling on proposed Lot 2 incorporates a bedroom which contains a window facing west toward the property boundary.

Details of the retaining walls are as follows: 

  • Two retaining walls along the western property boundary which incorporate the following: 
    • The first retaining wall being 3.9 metres in length and ranges in height from 0.1 metres to 0.5 metres above natural ground level; and
    • The second retaining wall being 19.6 metres in length and ranges from 0.3 metres to 1 metre above natural ground level.  

    • Two retaining walls along the eastern property boundary which incorporate the following: 
      • The first retaining wall being 23.5 metres in length and ranges from 0.1 metres to 0.6 metres in height above natural ground level; and
      • The second retaining wall being 3.5 metres in length and 0.3 metres in height above natural ground level.  

      • The retaining walls use a combination of panel and post and rendered masonry construction materials. 

      Due to the design you are invited to provide comment on the proposal with regard to the following Design Principles: 

       

      ·         Amenity;

      ·         Visual privacy; and

      ·         Respect for the natural ground levels of the site.
