The above-mentioned application is being advertised for adjoining owner/occupier comments until 9 September 2020. The application proposes the following variations to the deemed to comply standards of the Residential Design Codes (R-Codes).

1. Clause 5.1.3 Lot boundary setbacks

2. Clause 5.1.6 Building height

The proposed dwelling has a concealed (flat roof), and therefore is permitted to have a wall height of 7m. Due to the topography of the site, the dwelling has a wall height of 9m. 

3. Clause 5.4.1 Visual Privacy
  • The 4.5m cone of vision from bedroom 2 extends over the boundary;
  • The 4.5m cone of vision from the study extends over the boundary through the stair case window.
