What approvals do I need? - Swimming pool

Description A swimming pool is any excavation or structure that will contain more than 30cm of water.
Do I need approval?

Planning

Swimming pools do not require planning approvals in a Residential zone. Planning approval is required for swimming pools in all other zones.
Please note: where applicable a planning approval should be obtained prior to submitting for a building permit.

Building

A building permit is required prior to the construction of any swimming pool/spa that will contain more than 300mm (30cm) depth of water.

What do I need to submit?

Planning

  • Completed Development Application Form and checklist
  • Relevant fees (refer to the Planning and Sustainability Fee Schedule, item number 1)
  • 1 x copy of site plan - drawn to scale at not less than 1:200 (showing setbacks the front, side and rear boundaries) 

Building

Uncertified

  • A completed Application for Building permit - BA2 form
  • Relevant fees
  • 1x copy of a site plan. The site plan must be drawn at a minimum scale of 1:200, indicating side boundaries, existing and proposed levels and proposed pool/spa location
  • 1x copy of the existing house floor plan, showing any windows or doors that are located near the swimming pool/spa area.
    Please note: All windows and doors for outbuildings in close proximity are also to be illustrated (alternatively, this can be demonstrated on the site plan)
  • Details of any existing or proposed retaining walls and other structures
  • Specification construction details showing materials used and respective sizes
  • Engineers details
  • An approved swimming pool/spa safety fencing building permit or;
  • Details of existing and proposed safety barriers and other measures to be taken (can be demonstrated on the site plan)

Certified

  • A completed Application for Building permit - BA1 form
  • Completed Certificate of Design Compliance
  • Relevant fees
  • 1 x copy of all technical documents noted on the Certificate of Design Compliance
  • An approved Swimming pool/spa safety fencing building permit, or;
  • Details of existing and proposed safety barriers and other measures to be taken (can be demonstrated on the site plan)
  • Notice and request for consent for encroachment or adversely affect (if required) - BA20 form
